Largely there's no place to downsize because every time there is a project proposed with smaller houses they show up to protest "the threat to their property values" and "it's in conflict with the neighborhood character." And can't figure out why there's nowhere they can move.

I consider the woman that cleans my house 1/week is another small business owner more than a "servant." If we are there at the same time, we would talk about our families, her plans to buy a new house or hire more employees, or small business problems.

The problem with the heavy estate tax is that 1) you’re taxing wealth that you already taxed as income and 2) you penalize responsible and irresponsible heirs alike which only encourages them all to act more irresponsible before you take the $ away.

Cleaning fees have turned me off of AirBNB entirely. I've seen listings where the cleaning fee is higher than rate for the entire stay. If hotels can figure out how to build a cleaning fee in the rate, so can hosts.

This is actually doable. Here's a project in Houston that was a standard mall and was redeveloped to add about 1,000 midrise apartment units, a hotel, over 1MM SF office, and about 500K SF retail.

TBH if you saw these on HGTV being built by a barista whose wife teaches goat yoga, you'd think they were fantastic. This is a solid effort by a production builder to develop a fringe product at scale to address the affordability crisis that no one else is doing anything about.

Demographics is destiny, my friend. Prices are high because there aren’t enough workers. If you really want relief, you should hope that prices stay high for long enough to attract new entrants to the market. That’s the only way to get long term price relief.

Austin has been a boom and bust market since the 1970s. In 1990 it led the nation in bankruptcies per capita. They’ll have a few painful years maybe, but Austin will be just fine.
