To gauge the rate of all property crime, use auto theft. To gauge the rate of all violent crime, use homicide. Both have more or less 100% report rates, because the cops canโ€™t ignore a corpse or a stolen car. Reporting rates distort numbers for virtually all other crimes.

Car theft directly affects average people and their sense of safety. It also is reliably detected because cars are insured and the victims need to report the crime, while Walmart doesn't have any urgency to submit a police report for every stolen item they'll never recover.

He's correct. Americans do not care about their cities, and that is why they are so mediocre given their wealth. What Americans do care about is their suburbs, and they built the greatest suburbs in the whole world.

A lot of good books were written from ~2004-2010 about culture, demographics, etc but theyโ€™re all tainted by this bizarre fear of Evangelicals which seems utterly quaint today. No one really predicted the bottom falling out, mass secularization, and the post-religious new right.

Genuinely one of the things that makes the West great is our tradition of not having house servants. I believe itโ€™s deeply corrupting, and we see the rotten fruits in places like India where itโ€™s common. Immigrants like this weakening that norm (using lefty jargon) is dangerous.

Itโ€™s fascinating how many actually think the value of housing is about the *building* and not the *land* Theyโ€™ll see a big beautiful house in a very undesirable area and be genuinely astounded when itโ€™s cheap. Theyโ€™ll see a shack in a hot city and be baffled when itโ€™s expensive.

Thereโ€™s actually a pretty compelling case that the pro-fertility housing formula is essentially: Cheap + detached + dense + short + walkable + mixed-use + ownership-based Apartments are bad, but you donโ€™t need McMansions. Just a home of your own, even if small and packed-in.
