Never forget. From a May 20, 1978 newspaper clipping. Universities used to be free in California until the homeowners cut and capped their property taxes 40 years ago. That generation of voters chose to indebt you in your tuition and housing costs.

@justindross It goes back several decades farther than that in California. In 1978, then @jerrybrowngov warned voters if they passed Proposition 13 to roll back and cap their property taxes, it would probably mean CA universities would have to start charging tuition. (Yes, they were free.)

There are some pretty eye-popping costs to maintaining SR 37 between Vallejo and Marin. This will involve both widening and, eventually, raising of the roadway to address sea level rise. Total cost is estimated at $11.4 billion at the high end.

Just introduced my #4plex legislation which allows for up to 4 units in RH1 and RH2 zoned areas. If 4 units are built- 2 units must be affordable. If 3 units are built at least 1 unit must be affordable. Each of the affordable units must be comparable in size to market rate.

In Japan, train companies can earn revenue from rents in surrounding station areas on top of fares. In CA, we can invest billions in infrastructure and subsequent spikes in nearby land/property values are captured almost wholly by the people who happen to own nearby property.

Japan does not culturally treat housing and homeownership as a store of wealth the way America has for most of a century and as a result, all of its downstream policies like taxation, subsidies, zoning, etc. don’t enable housing to appreciate disproportionately faster than wages.
