My friend, once a celebrated Vancouver anesthesiologist, needs hospital attention. But he's stuck in emergency because there isn't a bed available. They are all occupied by unvaccinated people with Civid. This really isn't fair.

Sad news. Joe Segal, one of Vancouver's most successful businessmen and a major philanthropist who supported so many causes passed away last night at age 97. The city will not be the same without him.

Vancouver property owner wants to build small rental building on his vacant lot. Planners couldn't accept a Dev. Permit appl'n since site needed rezoning but wouldn't accept rezoning appl'n due to OCP. Told to wait. Now city is charging him Empty Home Tax on land. This is wrong!

Helped my daughter put in an offer on a house in Burnaby. I didn't like it but she did. We went 30% over assessment & well over asking with extremely favourable terms. Just told we need to be 45%+ over assessment to get it. Time to rent!

Attention tenants. Great news! The annual rent increase for 2023 will be 2%. Attention landlords. Bad news! The annual allowable rent increase for 2023 will be 2%. But don't worry, I'm sure your increase in property tax, insurance & utilities, etc. will be less than that. Right?

Listening to @MikeSmythNews discussing @Dave_Eby proposal to require all stratas to allow rentals. I disagree for many reasons. Strata is a form of ownership. Investors who rent units often have different values than owner-occupiers. They won't vote to fix the roof or paint bldg!

Why do i think a city's cleanliness is important? Because I subscribe to the 'broken windows theory'. Anti-social behavior, (including littering) and civil disorder create an urban environment that encourages further crime and disorder.

If only people understood the economics of rental housing. Requesting a 4-year rental freeze is absurd. Will city taxes be frozen too? Will the cost of gas be frozen? Will banks freeze interest rates?

Why do housing prices keep rising? 1 reason is the blind bidding system that's now the norm. My daughter is putting in an offer on a house today. If she gets it, it's because she paid $250,000 too much. If she doesn't, it's because someone paid more than $250,000 too much!

A major reason for vacant storefronts is excessive property taxes which tenants pay. These are due to @bcassessment determination of property value based on highest & best future use. This should be addressed by @kennedystewart before a new tax is imposed.

For those who don't fully understand SKY's tweet, if a developer builds a condo project, he doesn't have to pay GST. But if he builds a rental project, he must. This is one more reason why many developers prefer to build condos. Feds should definitely make this change.

Waiving the GST on purpose-built rentals would be key move to help bring thousands of badly needed new #rental #housing homes online. Such a move would shave ten of thousands of $$$ from the cost of each unit making development more viable, & help alleviate skyrocketing rents.

Really troubled by @cbc mayoral debate. @kennedystewart keeps challenging candidates to promise how many units they will build. But promises are meaningless without money. Whether it's 72,000 or 85,000 or 200,000 units over 10 years, these promises are like "ending homelessness".

My thoughts on Broadway plan. It's hard to achieve housing affordability w/o density, but massive density increases will not necessarily achieve greater affordability. Too many politicians & YIMBYs don't seem to understand this.

What many people don't realize is that much of our high-density development was shaped by banks requiring significant pre-sales & clever project marketing firms who then primarily targeted investors not end users. That's why we have ended up with so many small suites, not 3-beds!

According to city's latest press release, from 2017 to 2018 the Empty Home Tax program resulted in 86 units being converted to rental accommodation. Not 25,000. Not 10,000. EIGHTY-SIX! Some 2nd homeowners are now renting so actual increase in rental stock is even less!

I once told a judge as an expert witness in trial on what constitutes financial viability, don't look at proformas. Developers often prepare 4 for each project. I for themselves. 1 for the bank. 1 for the city & 1 for their partners!

As I study this Portland Oregon train/tram map I can't help but think we may have made a terrible mistake in Vancouver building underground subways and SkyTrain. Hopefully we will build light rail to UBC and elsewhere throughout the region.

Uber will serve those like me without nearby public transit, who often can't get a cab. It will most certainly reduce number of drunk drivers, benefit late night clubgoers, tourists & add another transportation choice while we await significantly improved public transportation.

While there's no doubt some condos are vacant since owners aren't allowed to rent, as I told @CKNW many of the reportedly 3,000 empty apts AREN'T EMPTY. They are second homes occupied less than 6 months a year, but owners use condo rental restriction to avoid paying Vacancy Tax.

I agree with @steeletalk . It's wrong to require stratas to remove rental restrictions. Yes, I know there's a rental housing shortage. But 'condominium' is a form of ownership. We should make it as attractive as possible for buyers. Offer the choice.

So the homeless count is up. Despite 600+ modular units and another 300+ units. While I'm pleased the modular hsg has provided homes, I don't think we can build ourselves out of this problem. The more we build, the more will come. We need a better, more comprehensive solution!

Larry Beasley tells UBC audience when he was Director of Planning he tried to make density livable and loveable through urban design. Sadly this is no longer happening. A tenfold increase in FSR from 0.6 to 5.8 is not loveable. We need a moratorium on this aspect of Broadway Plan

@george_affleck George, I disagree. Especially since I'm advising the owner of two large contiguous Shaughnessy lots totalling an acre of land. Under the FSD zoning, we can only add a couple of infill units. We should be allowed to add six or more, while maintaining the existing character.

I completely disagree with @MikeSmythNews . While it should be mandatory for children to wear helmets when cycling on city streets, it should be optional for adults. W/o helmet requirement more would cycle. As for healthcare $$$, I'm more upset by smokers than cyclists! @CKNW

I sincerely regret and apologize for last night's tweet regarding a female TV personality's wardrobe. It was inappropriate and uncalled for. @steeletalk @JenStDen and others offended by the tweet.

Who is DTES for? So asks @CBCStephenQuinn . It cannot only be for low income & drug addicted, mentally-ill people. Neighbourhood needs to be 'normalized'. (Locals hate that word) but it means cleaner streets/storefronts, broader mix of uses & incomes & more jobs & community spaces
