The 12 FAR cap, a relic of the 1960s, was created when NYC worried about too much housing. Now, it's a major obstacle to building more affordable housing. It's time to repeal it!
To take just one example: standalone, grid-supporting solar is currently not permitted in the parts of the city in beige. If we’re going to meet our goal of 1,000 MW of solar by 2030 – enough to power 250,000 homes – we need to change that.

When we say yes to new housing, we create homes for New Yorkers who need them. When we say no, we hand even bad actor landlords the power to raise the rents while failing to maintain our homes. More housing means more choice and more tenant power.
There is no perfect solution to New York City’s daunting housing problem.
But amid soaring rent prices and surging population growth, some city officials are ready to begin somewhere to address the crisis.
