The problem with the “Build! Build! Build!” approach is that it ignores the fact that lack of supply isn’t the only, or even the primary driver influencing the price of rentals or home ownership.
1st time home buyers are a minority of purchasers. They compete with buyers who already own in the market. Emboldened by the equity they’ve gained from surging home values, existing homeowners bid up the price to levels that are disconnected from earnings paid by local jobs.
New research on the impact of changing housing prices on renters and homeowners. "Review found that rising housing prices are linked to improved health for homeowners and higher-income people, and a decline in overall health for renters and low-income people."
