I used to think people that were depressed were weak and complainers. Then a turn of events in my own career pushed me into a deep depression that essentially incapacitated me for a time. The stress and mental strain that we deal with as entrepreneurs at times are immense.

Was talking to small bank in Oklahoma that actually had decent terms. The banker said he would fly out to LA to meet in person if they did the loan with us because that’s how they do things. It was strange and nice at the same time.

Talked to a major LA residential mortgage broker yesterday. Most the rates he is quoting right now start with a 5. I think this maybe the beginning of end of this run up. Though a lot buyers are scrambling to buy right now before rates bump up more.

As I have grown older and become a parent. I have made more of an effort to choose empathy over anger. - Maybe the person didn't sleep well - Has things going on in their personal life etc... It just makes for much better, kinder conversations. We are all humans.

69 Units in OKC Officially Closed! The close was a pain and Title delayed us by a week. It worked in our favor because rates dropped in that time and we secured a rate .2 % lower than expected. So off to good start already.

Felling Bummed...Today we had to cancel the contract for our 69 unit deal in OKC. The owner had misinformed us of the size of the units by 25% which we discovered during due diligence. Of course with that new information, we needed a price reduction. The seller would not budge.

Real Estate Professional status in the eyes of the IRS you need to put in 750 hours a year. That equates to about 15 hrs a week. Which is something but also doable as a side gig. Having that status allows you to use passive losses to offset ordinary income. That's Powerful!👇
