Austin MSA has ~2.5 million people, builds 20K single family houses/yr. San Diego MSA has ~3 million people, builds 3k single family houses per year. Clearly it's the STRs making housing unaffordable.

Most money stays local since most owners are local. Keeps tourism dollars local and distributed. If more locals got bigger part of tourism pie think there’d be lass animosity towards tourism in some areas

This is not bad unless you feel confident spending this amount.
But other than that you should make enough to invest in the long term and not worry about them expiring.
