I believe that one of my biggest competitive advantages is that I live pretty cheap. Rather than a $400k house with a $2,500/mo mortgage, it costs me $700/mo to live in this 1,100sqft house!

When I first got started in real estate, a local investor told me if I found him a house he would give me $2,500. When closing time came, he cut me a check for $2,000. He said his partner thought $2,500 was too much. I argued, but he told me I’d have to keep bringing him…

Last night at dinner a server dropped a fork on my back leaving a mark. Should the restaurant have offered me compensation? (Free drink, discount, etc.) Should I have asked? Asking seriously. I just shrugged it off. Cost of doing business. But now idk.

You guys buying businesses scare the hell out of me. I’ve worked for a handful of small businesses. The only that were successful were ones where the owners were very hands on and apart of the day to day operations. None were run virtually by some out of state owner.

When buying properties from the elderly, I always make sure that they have someone there with them — usually one of their children. I explain everything to their children so that they know what’s going on. They will sign as witness too. Do not take advantage of the elderly.

You know why I love storage? Untapped potential. You just see a 10x20 storage unit. I see low income housing that now rents for $300/month instead of $90/month. You don’t even have to put a bathroom in every unit. You can make one unit into multiple bathroom stalls!

When cold calling self storage owners & they say they don’t want to sell, ASK if you can make them an offer. 8/10 times they’ll let you. Then… “okay, I just need a few bits of information to make you an offer” Then get all the info you were going to ask for anyways

Here’s what’s funny about real estate. We are about to make half a million dollars on a storage facility sale. Rather than be happy and excited, I’m stressed out about finding a replacement property for that profit so that we don’t have to pay a bunch of taxes.

He wasn’t happy with any answer I gave him. He was just angry and looking for someone to yell at. Might send him a handwritten card on my 30th birthday with some balloons and ask him if he’s ready to sell to me now

My timeline: Wells Fargo isn’t loaning anymore! Rates are going to 10%! No one’s buying houses right now! Me, in the middle of a flip that’s going to be ready to list inbetween Thanksgiving & Christmas: 🤡

This is going to sound so lame, but what are some of your favorite hobbies? I workout, run, work....and that's about it. Honestly, my wife and I watch wayyyyy too much TV in the evenings and I would prefer for that to end. Some hobby I can do on my own or we can do together.

I love Airbnb!!! Where else can the host, who supplies the shittiest pots and pans that Dollar General has to offer, also have the audacity to tell me not only to wash them but also to dry them and put them away?!

Do you know why I love storage? Untapped potential. You just see a 10x20 storage unit. I see low-income housing that now rents for $300/month instead of $90/month. You don’t even have to put a bathroom in every unit. You can make one unit into multiple bathroom stalls!
