@BryceWGarcia Just closed on an index fund for 50% of its value. Everyone else was paying twice as much the same day. Plus my private lender provided all the money. No money down. I hope my fund goes up in value. …..wait …that was RE we bought that way.

@BryceWGarcia If your not factoring time into the return it isn’t useful. What’s your hourly rate? Put that in there and then you can compare with confidence and quality.
