AirDNA had some recent data showing most Airbnb hosts have one listing (their are mom and pops). I’m sure it is fair to say the majority of AirBnB hosts then don’t really know what they are doing and are just winging it.

Don't really understand what's wrong here. Depends if they were intrusive or not ? Being humans means chatting with each other right ? Building a relationship, on top of the Airbnb transaction, is best way to get your customers happy.

Why is the above example of opportunity? The Airbnb’s that have had someone check in have run pretty smoothly. What’s bad about that if it’s a local owner who actually cares how good of a time people have. Instead of trying to suck every dollar out of it it’s why Airbnb sucks
