Loved to hear this! Funny enough, i did this in reverse. I bought a 2 unit rental in 2021 and gutted it myself on nights and weekends. Once i was done, i was so cash poor and was researching side hustles endlessly. Stumbled across oddsjam and now i live arb for cashflow.
